Château des Enfants on Cap d’Antibes: The Story of a Rare Estate Sold for More Than €155 Million

Château des Enfants on Cap d’Antibes: The Story of a Rare Estate Sold for More Than €155 Million

One of the most significant recent transactions at the top end of the French Riviera property market has taken place on Cap d’Antibes. The historic Château des Enfants estate, previously owned by the heirs of Greek shipping magnate John Latsis, has passed to Oetker, the group that also owns the neighbouring Hôtel du Cap-Eden-Roc.

According to published information, the transaction exceeded €155 million. The transaction is dated 29 June 2026, although detailed information only became widely public in the autumn.

This was far more than the sale of a single villa. The acquisition comprises an approximately nine-hectare private estate containing Château des Enfants, Casa Estella and three additional residential buildings.

On Cap d’Antibes, where large contiguous coastal estates are exceptionally scarce, the scale and composition of the property make the transaction particularly notable.

Château des Enfants sits within extensive Mediterranean parkland close to the coastline of Cap d’Antibes.

Almost 4,500 m² of Château and Around Nine Hectares of Land

Château des Enfants is unusually large even by Cap d’Antibes standards.

Open architectural records indicate 4,448 m² of surface de plancher for the principal residence.

This French technical measure of floor area should not be confused with conventional habitable living space, but it gives a useful indication of the scale of the building.

The Château is associated with more than 82,000 m² of land. Lower down the estate, Casa Estella has its own historic garden of approximately 8,500 m². Published reports describe the entire acquired estate as covering approximately nine hectares.

In addition to the two main residences, three other residential buildings formed part of the transaction, bringing the total to five.

The principal residence is surrounded by mature parkland, gardens and the low-density residential environment of Cap d’Antibes.

Measuring an asset of this kind simply by price per square metre would therefore be misleading. The buyer acquired a virtually irreplaceable private estate combining several residences, mature Mediterranean grounds, extensive contiguous land, privacy and direct access to the sea.

Creating a new estate of comparable scale on Cap d’Antibes today would be exceptionally difficult.

Casa Estella — A Historic Villa Directly Above the Mediterranean

On the lower part of the property, positioned on a rocky promontory above the Mediterranean, stands Casa Estella.

It is an independent historic villa with its own architecture and history rather than simply a guest house attached to Château des Enfants.

According to the official Région Sud architectural heritage inventory, Casa Estella is surrounded by a garden of approximately 8,500 m².

Much of the grounds consists of mature natural pine woodland and Mediterranean vegetation, with paths and steps descending towards the sea.

At the shoreline there is a small artificial beach area and a natural grotto that the villa’s first owner, Lloyd Osbourne, adapted as a bathing pavilion.

Substantial private land, mature coastal vegetation and direct access to the Mediterranean are now among the rarest characteristics of trophy real estate on the Côte d’Azur.

From Kodak to Cap d’Antibes: George Davison

The story of Château des Enfants begins in the early 1920s, when the residence was built for British photographer and patron George Davison.

Davison was an important figure in early artistic photography and one of the founders of the influential Linked Ring. He also had a substantial career with Kodak Ltd, becoming managing director of the British company in 1900.

He spent the later years of his life in the South of France, where Château des Enfants was built for him around 1923.

Local historical accounts associate the unusual name — “the Children’s Château” — with Davison’s large household and children he took into his care after the First World War.

The residence also had a cultural dimension. It contained a large music room and a monumental Aeolian organ installed during the 1920s.

The instrument was later preserved and restored and is now held by the Musée de la Musique Mécanique in Les Gets.

A Château That Evolved with Its Time

The Château des Enfants seen today is substantially different from the original early-20th-century residence.

The property was adapted several times over the decades. After the Davison family period, it was used for a time as a hotel residence before returning to private ownership.

One of the most substantial modern redevelopment programmes was completed in 2017. The project associated with architect Boris Garevski extensively modernised and enlarged the existing residence.

The property acquired in 2026 should therefore be understood as a combination of historical origins and substantial contemporary redevelopment rather than an untouched 1920s villa.

The present appearance of the residence reflects the extensive redevelopment of the historic Château.

Its principal value nevertheless lies not only in the building itself, but in the rare combination of architecture, land, privacy and location.

Casa Estella and the Riviera’s Literary History

Casa Estella originally developed independently from Château des Enfants.

The villa was built before 1927 for American writer Lloyd Osbourne, the stepson of Robert Louis Stevenson, author of Treasure Island.

Osbourne was not simply a member of Stevenson’s family but also his literary collaborator.

During this period, Cap d’Antibes was already attracting affluent British and American residents, writers and artists, although it had not yet developed the international prime-property profile it has today.

In the 1930s Casa Estella passed to new owners and was remodelled by architects Barry Dierks and Eric Sawyer, whose work left a significant architectural legacy on the French Riviera.

The villa later hosted members of international society. The official regional inventory records the Duchess of Windsor among its visitors.

Casa Estella is therefore not merely a waterfront villa but part of the wider cultural history of Cap d’Antibes as a 20th-century international resort.

The Latsis Family and a New Chapter

Château des Enfants and the surrounding estate later became part of the holdings of the family of John S. Latsis.

Latsis was one of the best-known Greek businessmen of the 20th century, building an international group with interests in shipping, energy, banking and real estate.

Following his death in 2003, family assets passed to the next generation.

The precise history of how and when the family assembled its Cap d’Antibes estate has only partly been disclosed publicly. By the time of the 2026 transaction, the property belonged to the Latsis heirs.

Why the Property Is Particularly Relevant to Oetker

The new owner is part of the Oetker group, which also owns the immediately neighbouring Hôtel du Cap-Eden-Roc.

The Oetker family acquired the celebrated Grand Hôtel du Cap in 1969. It was later renamed Hôtel du Cap-Eden-Roc and became one of the Mediterranean’s best-known palace hotels.

From a real-estate perspective, the adjacency gives the acquisition an additional strategic dimension. Securing approximately nine hectares of land, five existing residential buildings and sea access beside an asset already controlled by the same group is an exceptionally rare opportunity.

Oetker has not publicly announced the future use of Château des Enfants.

Any suggestion of an extension to Hôtel du Cap-Eden-Roc, new hotel villas or a separate hospitality development therefore remains speculative.

What the Sale Says About the Cap d’Antibes Market

Using Château des Enfants as a direct comparable for other villas for sale on Cap d’Antibes would be misleading.

The transaction combines characteristics rarely found together:

  • a principal residence with 4,448 m² of surface de plancher;
  • five separate residential buildings;
  • approximately nine hectares of land;
  • a mature historic park;
  • direct sea access;
  • architectural and historical significance;
  • immediate proximity to Hôtel du Cap-Eden-Roc.

This is a standalone trophy transaction, not a new benchmark for average property values across the peninsula.

It does, however, illustrate the logic of the very highest level of the French Riviera real estate market.

In a conventional high-value villa purchase, buyers compare surface area, price, condition, views and renovation quality. At trophy-estate level, a large part of the premium lies in characteristics that cannot realistically be recreated: extensive contiguous land, privacy, direct Mediterranean access, history and an exceptional location.

That is what distinguishes Château des Enfants from most other properties, even within the French Riviera’s highest-value residential market.

More than €155 million here is not simply the price of a building. It reflects the rarity of the estate itself.
